Multifamily Housing

Apartment communities, typically 50 to 400+ units. Professionally managed. Stabilized income. Largest category in our portfolio.

Senior Housing

Independent living, assisted living, and memory care communities. Demographic tailwind: 10,000 Americans turn 65 every day, and that continues for the next decade.

Self-Storage

Storage facilities in growing markets. Recession-resilient by design, demand goes up during life transitions (moves, downsizes, divorces, deaths) regardless of the economy.

How the Structure Works

Three things make our deals different from typical real estate syndications.

1. Investors get paid first.

Our deals are structured with preferred fixed returns. That means you receive your distributions before our team receives any profit participation. We get paid AFTER you're made whole. The documents are written this way intentionally, alignment isn't a slogan for us, it's how the legal structure is built.

2. Zero capital calls. Zero equity dilution.

In some real estate deals, when something goes wrong, the sponsor calls you for more money, or your ownership stake gets diluted to make room for new capital. Our deals don't do this. What you sign for is what you commit. No surprise asks. No diluted upside.

3. Real liquidity options.

Most institutional real estate locks up capital for 5 to 10 years. We offer liquidity options as short as 90 days on certain products. Different products have different liquidity profiles, we'll walk you through the specifics during a Clarity Call.

  • You want to flip houses, pick your own deals, or chase 30%+ returns.
  • You need daily liquidity on your invested capital.
  • You want full operational control over every decision.
  • You're under-funded for tax-advantaged accounts and should max those first.
  • You can't comfortably afford a $25,000+ investment that may be illiquid for 6 months or longer on certain products.

What Happens Next

Most of our investors describe the path as boringly simple.

Step 1: Quick fit check (60 seconds)

We ask three questions to make sure FFI is the right fit for you right now. Some physicians get "yes, you're ready." Some get "not yet, here's what to do first." Both answers are honest.

Step 2: Clarity Call (20 minutes)

If you're a fit, we book a 20-minute call with our investor relations team. We walk through your specific situation, your goals, your tax bracket, what you're trying to accomplish. You leave with a one-page personalized summary built around you.

Step 3: Review the offering documents

We send you the actual Private Placement Memorandum (PPM), subscription agreement, and operating agreement for whichever deal or fund fits your goals. Read them. Have your attorney or CPA review them. Take whatever time you need.

Step 4: Fund your investment

Wire your investment. We confirm receipt and add you to our investor portal where you can track distributions, K-1 timing, and quarterly reporting.

Step 5: We do the work. You get paid.

That's the whole point. You're an investor, not an operator. We handle acquisitions, operations, property management, and asset management. Your quarterly distributions arrive on schedule. You get on with your life.
